Own real profit, not a promise

Own a share of a rental property’s monthly profit — not just its walls.

You fund a building. We run it, book by book. Every month you see the real numbers and get paid your agreed share of the real profit — no guaranteed rate, no black box.

The portfolio today

Real buildings, real books

Every building has its own books, its own investors, and its own statement — nothing is pooled or blended.

How it works

Four steps, repeated every month

1
You fund a building
Commit capital to a specific building, or a share of one — never a blended, pooled fund.
2
We run it
Local, hands-on management handles guests, upkeep, and bookings, day to day.
3
You see the real numbers
Every month's revenue, direct expenses, shared expenses, and fees land in your dashboard, itemized.
4
You get paid your share
Your agreed percentage of that month's real net profit, deposited monthly.

Where your money actually goes

Monthly booking revenue₹4,50,000 / month
Depends on a building’s unit count and property type — one building, not the portfolio.
Your profit share25%
50% is the maximum share offered on any building.
₹4,50,000
Revenue
₹1,39,500
Direct Expenses
₹2,11,500
Shared Expenses
₹99,000
Net Profit
₹24,750
Your Share (25%)
Guest-paid tax is tracked separately for the record and never reduces your payout — it was never your money to begin with.
Two ways in

Profit-share, or fixed management fee

Profit-Share
Your payout moves with the building’s real performance — more upside when it does well, less when it doesn’t.
·Paid monthly as a % of net profit
·You bear a share of the building’s real, actual expenses
·No fixed income floor — full statement transparency every period
Fixed Management Fee
A flat monthly fee per unit type covers ANI’s management instead of real allocated shared costs. You keep the rest of that building’s net profit outright.
·Predictable, fixed operating cost — set once per unit type
·You carry more of the performance swing on shared costs
·One model or the other applies to a whole building, never mixed
Why invest with ANI

Run like a business, not a pitch deck

Full transparency
See every reservation, expense, and fee that shaped your payout — nothing estimated, nothing hidden.
Monthly payouts
Not annual, not quarterly. Your share moves as the business performs, every month.
Optional asset co-funding
Fund furniture and appliances directly, split fairly by relative profit-share if jointly funded with another investor.
A real dashboard
Available anytime — not a once-a-year statement you have to take on faith.
A documented exit process
Funded assets are bought out or retained, deposits accounted for — no ambiguity when you want out.
Hands-on management, already in place
You fund it. ANI runs it, on the ground, every day.

When you’re ready to leave

How exit works

1
You give notice
Let us know you’d like to exit a building — no penalty for asking.
2
Funded assets are settled
Cash buyout at their current depreciated book value × your share, or you keep the physical asset outright.
3
Deposits are reconciled
Any security deposit and pending payouts tied to your stake are accounted for.
4
Final settlement is paid
You receive a documented final statement and settlement — nothing left open.

Questions

What people usually ask

No — and we’d be cautious of anyone who tells you it is. You get an agreed percentage of a building’s actual monthly net profit. It moves with real performance, up and down.
